Very unique property and business opportunity!

Due to health concerns we are have decided it might be wise for us to move on and give some lucky couple an opportunity to enjoy operating Country Charm Bed & Breakfast and Forest & Stream Cottages as we have enjoyed since 2004.

This absolutely amazing property is located in the south eastern corner of PEI near the small fishing village of Murray Harbour. Secluded quiet setting on 20 acres of mixed forest, just 20 minutes from the Wood Island Ferry to Nova Scotia.  The property features a semi-private 1 kilometer long lake.  The lake was originally formed by a dam for the site of a grist mill.  A year round stream exits the lake into tidal salt water that runs to Murray Harbour.  This fresh water lake has an abundance of fresh water trout.

The property has two homes; the main house has 4 bedrooms (all with private bathrooms). The smaller house has been fully renovated with the addition of a 500 square foot master bedroom. Total living space of approximately 1300 sq. ft.  The property also has a two plus car garage modified as a workshop.  Over the workshop on the second floor is a finished loft suite.  Among the trees west of the house are 5 cottages.

The property has 2 wells and 3 septic systems.

Trails through out the mixed forest have been added, with access to the popular Confederation Trail (an island wide biking and walking trail) at the north end of the property.  Trails are used in summer to stroll along enjoying the quite evening or bird watching.  In winter they are used for snowshoeing, x-country skiing and snow sleds.

A nature lover’s paradise.  The property is alive with small wildlife from bunnies, birds, raccoons, Canada geese with their babies and sometimes an occasional fox wanders through.

Country Charm Bed & Breakfast / Main House

The main house has 4 bedrooms, 3 bedrooms with en-suite bathrooms (on the second level) and 1 bedroom on the main floor with a private bath across the hall featuring a Jacuzzi tub and separate shower stall.  The house is currently being used as a 4 Star Award winning Bed & Breakfast with three modernly decorated rooms in the main house and a fully equipped loft suite complete with kitchenette facilities and lots of privacy.  The current owners use the large Master Bedroom in the house.

The house has a covered and a screen deck area around the north and west side of the home as well a very large gazebo with a 6 person hot tub.  A great room where guests enjoy sitting with a view of the lake and grounds enjoying the birds and sometimes raccoons at the feeders.

The house was built cira 1997 with the gazebo being added 2008.

Country Charm Bed & Breakfast / Loft Suite

The loft suite is situated over the workshop (which was a 2 car garage).  The loft has been divided by a french door.  The bedroom suite includes a queen bed with an en-suite bathroom.  Outside the bedroom at the top of the stairs is an additional half bath.  Through the french door is a large living area, complete with a full kitchen.

This suite is part of the Bed & Breakfast but can stand on its own.  The living area has a pullout sofa.  The loft can be used all year and is frequently rented during the winter to monthly renters.


Below the loft is a large work shop 45’ X 25’.  This shop is the envy of many woodworkers.  It has a dust system installed, radial arm saw built into an 18’ bench and cutting table.  Some tools are included in the shop; including but not limited to radial arm saw, dust system, and more.  The workshop is heated with a Benjamin oil/wood boiler.  It should be noted that this boiler supplies supplementary heat to the main house cutting oil expense in the winter by 30 to 50%.  There is plenty of wood supply on the property.

Second House on Property

This year round house can be used as an executive weekly rental cottage, a monthly or yearly rental, a mother-in-law suite, or for extended family.  It is heated with electricity and a small wood stove in the living room.  New windows through out (2009).  Roof was newly shingled 2010.  Upgrades to this house are numerous including new furnishings, and floors.

Forest & Stream Cottages

There are 5 cottages on this property – three 1 bedroom and two 2 bedroom.  The three 1 bedroom cottages have two double beds in the bedroom.  The two bedroom cottages have a double bed in each room offering more privacy.  All 5 cottages have pullout sofa beds.  Each cottage is a self contained housekeeping unit.  All kitchen needs are supplied and includes a full stove and refrigerator.  Linens are also supplied. One of the 1 bedroom cottages has new floor and new kitchen cabinets 2015. Also one of the 2 bedroom cottages has new flooring and new kitchen cabinets 2016.

The property is very versatile and attractive to the traveling tourist looking for a quiet, secluded location from which to explore the magnificent Prince Edward Island.  Location is close to many favourite beaches, lighthouses and tourist activities. (50 beaches including Canada’s number 1 beach is located on the eastern side of PEI.)

There are economic possibilities galore and many extra features too numerous to list.

This turn key operation is well established with a great reputation, many returning guests and a large number of referrals.
